I have tenants I have not seen since 1996, they moved in in 1992. We seem to have a non-oral contract. I have never raised the rent except taxes and ins. They asked for new carpets once in 1993, I gave them all new carpets. They do the upkeep and even put a new aluminum roof on it at their expense! I make the same amount of money since 1992. It is in my will that they get that house for free!
