I had a big tree at the edge of my sidewalk. It was starting to split in the middle. I asked the village if the would they would take it down. He said no, but if it fell across the road they would clear it. Well doesn’t half of it fall and block the road, and take out powers lines and a pole? They came and cleared it. I called my insurance company and told them about the tree. I said “The other half will probably fall on my house!” The woman said removing it wasn’t covered, and since I was aware of the liability, if it did fall and damage my house, that wouldn’t be covered. I said “Do you know WHO I am!?” She said “No.” I said “GOOD!” and hung up the phone!
The current expansion of exclusions is for roofs, many companies will cover older roofs now only for cash value-replacement cost -depreciation-deducible so you might get at most $2,000 for a 15 year old roof. Some companies are requiring additional riders for roofs. My 63 year old house is on a very expensive lot and I could likely sell it for more if it did burn down, saving the developer demolition cost so I am considering just getting renters insurance to protect personal items and save $1,200+ a year in premiums. Like for roofs they will only give you the cash value of the home if you do not rebuild, so on a 63 year old house that would be very little.
