As a real estate lawyer for 40 years I saw my share of overbearing home and condo owners associations (hence my telling my wife we will never own a condo). I’m sure there are good ones but we lawyers see the bad ones with officious and meddling boards, bordering on plain evil. Think of groups of Mother Gargoyles (what would that collective be called – a Gargle of Gargoyles maybe?) Gladys being her own condo association is particularly hellish but not as bad as if Mom joins in.

I hate to ask what the homeowner dues are going to be

Buy her a push mower, and let her mow the lawn. She could use the exercise.

I mean, she owns the home, so…

This may be the first time EVER that I don’t feel sorry for Brutus! I mean, Gladys could also mow the lawn, but historically it has always been the husband’s job until the kid got old enough. *I am really, really old. Also, for the record, I mowed my own lawn until I became unable to do so. See asterisk above.

I think I’d prefer the regular HOA.

Time to get the mower started, Brutus.

The covenants say no mowing during nap time.
